THE SERVICE
How does Guaranteed Rent work?
Our Guaranteed Rent model is best suited to properties that are not currently achieving their full rental potential or would benefit from some improvement.
We invest directly into your property – typically up to £10,000 – at no cost to you. This allows us to enhance the overall standard, create high-quality rooms, and attract the right tenants, ultimately increasing the property’s rental performance.
Using our local market knowledge and specialist HMO experience, we then maximise the rental income across the property. We retain the uplift in rent to cover our investment, time, and ongoing costs, while you receive a fixed, guaranteed monthly rent paid on the 1st of each month for the full term of the agreement. This means no void periods, no day-to-day management, and complete peace of mind.
At the end of the contract, you benefit from a fully improved property and increased rental value – without having funded the works yourself.
